    If properly installed, asphalt shingle roofs should last 15-40 years. Lower-end 3-tab shingles last 15-20 years, while higher end dimensional shingles last 30-40 years.

    Of course, all of these numbers are assuming your roof is not damaged by a major storm. In the case of storm damage, it's always best to have your roof inspected, so you can evaluate whether you need to replace it. We've had to replace roofs that are less than 5 years old due to major hail and wind damage.

    Modified Bitumen: This is an asphalt-based material that can be applied in sheets or as a hot or cold adhesive. It’s known for its resilience and ease of repair.

    EPDM is more expensive and involves higher labor costs, but it typically lasts about 30 years.

    Modified Bitumen lasts for about 20 years, but is cheaper and easier to work with.
